The fundamentals

Tile Roofing in Worcester — Getting It Right

Tiled roofs make up the majority of the domestic housing stock across Worcester and Worcestershire. Post-war housing estates in Droitwich, Redditch, Kidderminster and Bromsgrove are almost entirely concrete-tiled. Victorian and Edwardian properties in Worcester, Malvern and Evesham more commonly have plain clay tiles. Getting the right tile for the right roof matters — both for the look of the property and for long-term performance.

A properly laid tiled roof is a simple, proven system. Tiles fixed onto treated battens, over a breathable underlay, with correctly detailed valleys, hips and ridges. The problems usually come from one of three places: the original installation cut corners, the mortar detailing has deteriorated over time, or the tiles themselves have reached the end of their natural life. We fix all three.

We carry out everything from individual tile replacements and ridge re-bedding through to full roof strips and re-tiling. Every job starts with a proper roof survey so we know exactly what we are dealing with before we quote.

Tile types

Roofing Tile Options for Worcestershire Properties

Worcestershire's housing mix spans four or five distinct eras of construction. Each tends to use a different tile profile and material. Here is a guide to the main options and which properties they suit.

Concrete Interlocking Tiles

The most common tile type on Worcestershire housing built from the 1950s onwards. Affordable, widely available, and well-suited to standard pitches. Good colour range. Life expectancy 40–60 years. The go-to choice for value-conscious replacements on post-war properties.

Clay Plain Tiles

Traditional, hand-made or machine-made plain clay tiles are the appropriate choice for period properties and many conservation areas. A classic appearance that complements older Worcestershire architecture. Life expectancy 60–100 years. Requires a minimum pitch of around 35–40 degrees.

Clay Pantiles & Roman Tiles

S-profile or Roman-profile clay tiles used on certain period and agricultural buildings. Less common in urban Worcester but found on rural properties and converted outbuildings. Their distinctive profile requires care in installation and sourcing appropriate matching tiles.

Concrete Plain Tiles

A cost-effective alternative to clay plain tiles where the authentic clay appearance is desired but the budget does not stretch to the real thing. The profile is similar but the material and weight differ. A reasonable compromise for non-listed properties.

Common problems

Common Tile Roofing Problems We See Across Worcestershire

Cracked or broken tiles from impact, frost or age
Slipped tiles where the nibs or fixings have failed
Spalled or face-blown tiles from frost damage — common on older concrete tiles
Valley failure where debris has blocked water flow
Ridge tiles where bedding mortar has cracked and fallen away
Moss and algae growth lifting tiles and trapping moisture
Failed hip or valley details on complex rooflines
Colour fading or weathering inconsistency on older concrete tiles

Why Getting the Details Right Matters

The tiles themselves are rarely where a tiled roof fails in the long run. It is the details — the valley linings, the hip and ridge bedding, the lead flashings at abutments and chimneys — that deteriorate first and, if left unattended, allow water to find its way in.

We pay the same attention to the details as we do to the main roof covering. Ridge tiles are bedded with the right mortar or fitted with dry ridge systems. Valleys are lined properly. Lead is dressed, not just pushed into a gap. That thoroughness is what separates a roof that lasts from one that causes problems within a few years of installation.

Questions answered

Tile Roofing FAQs

How do I know if my tiled roof needs replacing or just repairing?+

The key question is whether the failure is isolated or systemic. A handful of broken tiles across the whole roof is a repair job. Widespread spalling, universal nail or nib failure, or a roof where tiles are failing faster than they can be replaced is a replacement. We assess the full picture when we survey and give you an honest view.

Can you match my existing tile profile?+

Usually yes, especially for common interlocking concrete tiles that have been in production for decades. Older or discontinued profiles can be harder to match exactly, and we will be honest if a close-but-not-identical match is the best we can achieve. On a full replacement, you have the opportunity to choose a profile from current ranges.

Do clay tiles last longer than concrete tiles?+

Yes, in general. High-quality clay tiles have a longer service life than concrete — 60 to 100 years versus 40 to 60 for concrete. Clay also retains its colour better over time, while concrete tiles can fade significantly. The trade-off is cost — clay tiles are more expensive to buy and source.

How much does a tiled roof replacement cost in Worcester?+

For a standard semi-detached property with concrete tiles, expect roughly £6,500 to £10,000 including scaffolding, stripping, new underlay, battens and tiles. Clay tiles will add around 20–30% to the material cost. We provide a full written quote specific to your property before any work begins.

Can ridge tiles be re-bedded without replacing the whole roof?+

Yes — ridge tile re-bedding is one of the most common standalone repairs we carry out. If the ridge mortar has cracked or the tiles have lifted, we can strip the old mortar, re-bed the tiles with fresh mortar, and re-point the joints. This is a repair job, not a replacement, and it is far less expensive than a full roof overhaul.

Is a dry ridge system better than mortar for ridge tiles?+

Dry ridge systems use a mechanical fixing with a plastic or aluminium batten rather than mortar. They do not crack, do not require periodic re-pointing, and allow ventilation at the ridge. On a full replacement, we recommend dry ridge systems as the more durable long-term option. On a partial repair where the rest of the roof uses mortar bedding, we match the existing approach.
